Hard water is the underlying condition
Dubai's supply is desalinated and mineral-hard. Scale narrows pipes, coats heating elements, seizes valves and shortens the life of every appliance that touches hot water. It's why water heaters here fail years earlier than their rated life, why shower pressure fades gradually, and why mixers drip at three years old. The practical responses are simple: service heaters annually, treat scale before it accumulates, and accept that some components are consumables here that would be lifetime parts elsewhere.
Leaks: why tracing beats opening
Most Dubai homes are concrete and tile, which means a leak's visible symptom is often metres from its source — water tracks along slabs and appears at the nearest weak point. Opening walls where the stain is guarantees mess and only sometimes finds the fault. Acoustic and thermal tracing locates the leak first, so the opening is small, targeted and singular. If a plumber's first proposal involves breaking tiles before diagnosis, the demolition is the product being sold.
Water heaters: the six-year question
A storage heater in Dubai is typically decisive at six to eight years: scale has claimed the element's efficiency, the anode is gone, and the tank is corroding from the inside. Repairs beyond that point are usually money spent delaying an inevitable replacement by months. The honest advice is often replacement — and an honest provider will show you the old unit's state so the decision explains itself. Leaking from the tank body, as opposed to a fitting, is not repairable and is an immediate replacement.
Pressure problems have a hierarchy
Low pressure at one fixture is a blocked aerator or a failing mixer cartridge — minutes to fix. Low pressure everywhere is the building's supply, the pump, or scale in the main line — a diagnosis job, not a parts swap. Fluctuating pressure usually means a pump cycling incorrectly or a failing pressure vessel. The sequence matters because each level has a ten-times-cheaper fix than the next; a provider who measures at the fixtures before proposing anything is doing it in the right order.
The emergency ten minutes
When water is actively escaping, the order is: isolation valve at the fixture if it has one; the property's main stopcock if it doesn't; then the electrical circuit for that area if water is near wiring; then the phone. Knowing where your stopcock is — genuinely knowing, not assuming — is the difference between a mopped floor and a replaced one. On our first visit to any property we label it, because ten seconds of finding it in a calm moment saves ten minutes of searching in a flooded one.
