Signs a plan will save you money.
Annual contracts are worth it for some properties and not others. These are the honest indicators that yours is the first kind.
At that frequency, planned maintenance almost always costs less than the reactive pattern it replaces.
Systems reach their first major service decisions now — better scheduled than discovered in August.
Three systems that degrade continuously and visibly, and that respond well to a fixed schedule.
Documented maintenance protects the asset, the tenancy and the deposit conversation at the end of it.
A plan means somebody is checking the property on a schedule while you are away, not after a neighbour calls.
Pre-summer inspection is the single highest-value visit in the Dubai calendar, and plans build it in.
Coordination becomes the main cost at two properties and the main headache at three.
Plans convert unpredictable repair spending into a budgeted line you can forecast.
Tell us about the property. See the plan it needs.
A minute of questions produces a recommended schedule — how many visits, which systems, what response tier. We then price exactly that specification, in writing. No price is guessed here and nothing is charged for a proposal.
Essential Home Plan
Based on an apartment with a small number of AC units.
Price this plan for meEvery visit, to the same written standard.
A fixed number of planned visits per year, stated in your plan document — not 'as required' or 'periodically'.
AC, plumbing, electrical and handyman work under one agreement, one supervisor and one invoice.
Contract clients are reached first when something fails — ahead of other work, between 08:00 and 20:00.
The visit that matters most in Dubai: AC serviced under load conditions, drains cleared, systems checked before July.
Work outside the plan is quoted in writing and approved by you before it happens.
One person who knows your property, its history and what was done last time.
Every visit closed with a record of what was found, what was done, and what to watch.
We ask before the next year starts. Cancel any time with 30 days' notice and unused planned visits are refunded pro rata.

Annual Maintenance Contracts, the Xpert Hands way.
Most maintenance contracts in Dubai are sold on a low headline number attached to a vague schedule, and the gap between the two is filled with extras. We write plans the other way round: the document states how many visits, in which months, covering which systems, with which response commitment — and the price follows from that. It makes us comparable line by line, which is the point.
The other half of an honest plan is how it ends. Ours do not renew automatically, because a contract that charges you again without a conversation is a contract nobody has to earn. We ask, we review the year against what was promised, and you decide.
In practice that means the scope of work, the date and the number to call are printed on your invoice. No debate about what was agreed — the document in your hand is the record. Paperwork sounds unglamorous, but it is what accountability actually looks like: what we quoted, what we did, and how to reach us, all in writing.
Four steps. No surprises at any of them.
Type, size, systems and history. The plan builder below takes about a minute.
Visit schedule, inclusions, exclusions and price — itemised so you can compare it against anything else.
A full condition survey establishes the baseline, so future visits work from knowledge rather than discovery.
Scheduled visits and priority response, then a conversation before renewal — never an automatic charge.
Tell us what you need. Properly.
The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.
How we handle your details is set out in our privacy notice. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call between 08:00 and 20:00 — that reaches someone straight away.
- Fixed quote before any work is booked
- No call-out charge for quoting
- Written summary of every completed job
What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and either prepares a written quote — itemised, fixed, and valid whether you book this week or next month — or, where the job needs a look first, arranges a visit and quotes after it. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Messages that arrive overnight are answered first thing in the morning. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.
Senior people on every job — and every commitment in writing.
We won't show you invented star ratings. What we'll show you instead: a fixed quote before work starts, a documented visit you hold in writing, and specialists who put their name on the job. Everything we agree is on paper — not our word for it.

We work across Dubai, from the Palm to Mirdif. If your community isn't listed, call anyway — the list shows where we work most, not the limit of where we go.
For villas and commercial premises
For villas and commercial premises we run annual maintenance contracts with scheduled visits and priority response. Ask for an AMC proposal with your quote and we'll price both.
Choosing a maintenance contract in Dubai.
Read the schedule, not the headline
The single most useful thing you can do when comparing contracts is ignore the annual figure until you have read the schedule. How many visits? In which months? Covering which systems? What response time is committed for urgent faults, and is it written? Two contracts a thousand dirhams apart frequently differ by twice that in what they actually deliver, and the difference lives entirely in that schedule.
What 'all-inclusive' usually means
No maintenance company can include unlimited parts and repairs at a fixed annual price without either pricing for the worst case or excluding the expensive cases in the terms. Both are legitimate; neither is 'all-inclusive'. The honest structure is planned maintenance included, repairs quoted in writing and approved individually — which is what we do, and why our plan document has an exclusions section rather than a marketing claim.
Timing your plan to the Dubai year
The maintenance calendar here is driven by summer. The most valuable plan starts in late winter or early spring, so the first major visit lands before the heat rather than during it. A plan beginning in June starts by responding to problems; a plan beginning in March starts by preventing them, and the difference shows in the first year's repair spend.
Contracts for landlords and absent owners
If you let the property or spend months outside the UAE, a plan does something a series of call-outs cannot: it puts a scheduled, documented pair of eyes on the property whether or not anyone reports a problem. Tenants under-report faults until they become serious, and empty properties fail quietly. In both cases the visit report is the mechanism — you learn the state of the property on a schedule rather than through a breakdown.
Renewal is where you find out
A maintenance relationship reveals itself at renewal. A provider who sends an invoice is treating the contract as an annuity; one who asks for a review meeting is treating it as a service. Ask, at the outset, what the renewal process looks like and whether the contract auto-renews. The answer tells you which kind of company you are about to depend on for a year.

Straight answers to the usual questions.
These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — between 08:00 and 20:00 a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.
What does a plan actually include?
How is it priced?
Does it cover parts and repairs?
What happens if I need to cancel?
Can I start mid-year or switch from another provider?
Managing property, not just living in one?
Offices, retail, F&B, clinics and residential buildings run on different terms: response times you can hold us to, one account manager across every site, and documentation your inspections will ask for.
- A written SLA with response times by severity
- One named account manager across all your sites
- Consolidated monthly invoicing and reporting
- Quarterly reviews against the numbers, not anecdotes
Ready when you are.
Tell us what the property needs. A specialist replies within fifteen minutes during the day, with a fixed quote in writing or a free site survey first if the job needs one.
