The first ninety seconds matter most

In almost every property emergency, the difference between an inconvenience and an insurance claim is decided before any tradesman arrives. Knowing where your main stopcock is, and which breaker controls which area, converts a flood into a mopped floor. We label both on our first visit to any property for exactly this reason — ten seconds of finding a valve calmly is worth ten minutes of searching while water spreads.

Water: isolate, then assess

Water travels along the path of least resistance, which in a concrete building means it can surface far from its source and reach electrical circuits on the way. The correct sequence is: isolate the supply, cut power to the affected area if water is near wiring, move what can be moved, and only then investigate. Photographing the scene before clean-up begins is worth doing — insurers ask, and memory is a poor substitute.

Electrical faults are not wait-and-see

A breaker that has tripped and will not reset, a burning smell, or a warm socket are all live faults reporting themselves. The safe response is to leave the affected circuit switched off and call. The unsafe response — resetting repeatedly or replacing a breaker with a larger one — removes the protection while leaving the fault, which is how electrical incidents in this city actually happen.

Summer AC failure is a health matter

In July and August an unairconditioned Dubai property becomes dangerous within hours for infants, elderly residents, anyone with a health condition, and pets.
