Why maintenance works differently in Dubai

Dubai is one of the hardest climates in the world on buildings. Five months of 40-degree heat and near-permanent AC load age mechanical systems at roughly double the rate of a temperate country, while hard water scales heaters, valves and irrigation from the inside. A villa here doesn't need more repairs than one in Europe — it needs them earlier, and it punishes postponement far more severely. The owners who spend least over a decade are consistently the ones who treat maintenance as a schedule, not an emergency response.

The real cost driver: coordination, not labour

Most property spending waste in Dubai comes from fragmentation. A different company for AC, another for plumbing, a third for painting — each visit carries its own call-out economics, nobody sees the whole picture, and faults that cross trades (a leak that becomes a damp wall that becomes a paint job) get treated three times instead of once. Consolidating trades under one accountable team removes duplicate call-outs and catches cross-trade problems while they're still one problem.

When to schedule what

The Dubai maintenance calendar is driven by summer. AC systems should be serviced in March or April, before the first heavy load, and again lightly in autumn. Water systems and pumps are best inspected in spring, when a failure is an inconvenience rather than a crisis. Painting and civil work belong to the November-to-March window when humidity is low and rooms can be ventilated. Deep cleaning follows renovation, relocation, or the end of summer — when a season of sealed windows and constant AC has settled into every surface.

What a written quote should contain

A quote worth signing states the scope in tasks, not adjectives; the parts included and their brands; what is explicitly excluded; the guarantee period and what it covers; and the total price. If any of those are missing, the gaps become negotiations after the work starts — which is precisely when you have the least leverage. We put all five in writing on every quote, for a one-hour repair or a year-long contract, because that document is what makes accountability enforceable rather than promised.

Questions worth asking any provider

Who exactly will attend — employees or subcontractors? What happens if the fault returns in a fortnight? Is the price fixed before work starts, and what triggers a change? Can you see documentation from previous, similar jobs? Providers with good answers give them quickly and in writing. Providers without them talk about experience in general terms and price in ranges. The five minutes those questions take on the phone are the cheapest due diligence available in this market.
