Why AC fails in August, and why it's decided in April
Almost every August breakdown is visible in April. Falling refrigerant pressure, a coil furred with dust, a drain line half-blocked with slime — none of these stop a system in mild weather, so they go unnoticed until the first week of sustained 45-degree load, when the weakest component gives up alongside everyone else's. That is why emergency callouts cluster brutally in midsummer, and why a proper pre-summer service in March or April is the single highest-return hour of maintenance a Dubai property buys all year.
Servicing versus regassing: don't buy the wrong one
Refrigerant is not a consumable. A system that needs gas every year has a leak, and topping it up without tracing the leak is renting cooling by the month. A genuine service measures pressure against the manufacturer's specification, and if it's low, finds out why before adding anything. Be wary of any visit that reaches for the gas bottle in the first ten minutes — it's the AC trade's most reliable sign that you're buying a symptom treatment, repeatedly.
What a fifteen-point service actually covers
The substance of a real service is unglamorous: coils degreased so heat can actually transfer, blower wheels cleaned so air actually moves, condensate drains flushed and tested with water, electrical connections checked for the heat damage Dubai summers inflict on contactors, thermostat readings verified against a real thermometer. Twenty minutes with a filter hose does none of this — which is why the twenty-minute service is cheaper, and why it costs more by September.
Ducted, split or VRF: maintenance differs
Wall splits are simple and cheap to maintain but multiply — a villa may run ten of them, and they should be serviced together, not unit by unit as each fails. Ducted systems hide their problems in the ceiling: dirty ducts, crushed flexibles and failed dampers show up as one hot room and a rising DEWA bill long before anything 'breaks'. VRF systems are efficient and unforgiving — they need technicians who genuinely know them, because errors are expensive at diagnosis and catastrophic at repair.
The signs worth acting on early
Water where it shouldn't be is a blocked drain about to meet a ceiling. A musty smell on startup is biological growth on the coil — an air-quality issue, not a cosmetic one. Ice on pipes means a refrigerant or airflow fault that will kill the compressor if ignored. Short bursts of cooling that stop are a system protecting itself. All four are inexpensive to fix on the day they appear and expensive a month later; none of them improve on their own.
