Signs your electrics need a professional.
Electrical faults are where postponement stops being a financial decision and becomes a safety one. Any of these warrants a call rather than a wait.
The protective device is reporting a real fault. Repeated resetting ignores the message; a larger breaker silences it while the fault matures.
Heat means resistance, and resistance in a connection is the beginning of a fire. This is a same-day call.
Voltage drop under load — usually undersized circuits meeting Dubai-scale demand. It shortens the life of everything connected.
Overheating plastic. Isolate the circuit at the board and call immediately; do not wait to see if it passes.
Worn contacts or loose terminations. Cheap to replace, dangerous to keep using.
A loose connection or failing breaker inside the board itself — the one place a fault has the most to feed on.
Common in older Dubai properties. An RCD is the difference between a shock and a fatality; retrofitting is inexpensive.
An inspection with a written report before you commit is the cheapest due diligence available in this market.
Every visit, to the same written standard.
Tripping circuits traced to the actual fault — appliance, cable or connection — not just a reset and an invoice.
Earth continuity, RCD operation and loading checked whenever we open a board.
Chases cut cleanly, cable runs planned, everything labelled at the board when we're done.
Warmth, placement and switching planned with you — not a grid of identical downlights.
Branded breakers, switches and fittings with manufacturer warranties.
Work documented and compliant with DEWA requirements.
What we found, what we changed, and the state of the installation.
Thirty days, in writing, on every visit.

Electrical & Lighting, the Xpert Hands way.
Electrical faults are where cheap maintenance becomes genuinely dangerous. A breaker that keeps tripping is telling you something; the wrong response is a bigger breaker. Our electricians trace the cause — every time, documented.
For renovation and new lighting we plan before we cut: circuit loading, switch positions, dimming, and how the room is actually used in the evening. It's the difference between lighting and wiring.
In practice that means the guarantee is printed on your invoice with the date, the scope of work and the number to call. No proof-of-purchase hunting, no debate about what was agreed — the document in your hand is the agreement. It's a small piece of paper that changes the relationship: we return because we said we would, in writing, not because you argued well.
Four steps. No surprises at any of them.
Symptoms or plans, photographs if useful.
A senior electrician reviews and confirms the price.
Protected work areas, clean chases, labelled boards.
Tested and documented before handover, guaranteed for thirty days.
Tell us what you need. Properly.
The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.
Your details go to our booking team and nowhere else. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call — that reaches someone straight away.
- Fixed quote before any work is booked
- No call-out charge for quoting
- 30-day written workmanship guarantee
What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and prepares a written quote — itemised, fixed, and valid whether you book this week or next month. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Overnight messages are answered first thing — if it cannot wait, call instead and a specialist picks up. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.
Senior people on every job — and every commitment in writing.
We won't show you invented star ratings. What we'll show you instead: a fixed quote before work starts, a thirty-day workmanship guarantee you hold in writing, and specialists who put their name on the job. If that standard slips, you have it on paper — not our word for it.

Annual PlansAnnual Maintenance Contracts→Across Dubai, daily
Our teams are positioned across the city through the day, which is how we reach most of the city quickly, from the Palm to Mirdif. If your community isn't listed, call anyway — the list shows where we work most, not the limit of where we go.
For villas and commercial premises
For villas and commercial premises we run annual maintenance contracts with priority response and preferential rates. Ask for an AMC proposal with your quote and we'll price both.
Electrical work: where cheap is genuinely dangerous.
Tripping is information, not inconvenience
A breaker that trips repeatedly is reporting a fault: an overloaded circuit, a failing appliance, moisture in a fitting, or insulation breaking down. The response determines everything. Resetting it repeatedly ignores the report; replacing it with a larger breaker silences the messenger while the fault matures behind a wall. Proper fault-finding isolates circuits and halves the search space until the actual cause is in hand — methodical, sometimes tedious, and the only version of this work worth paying for.
Dubai loads are not European loads
Villas here run electrical loads that would surprise a European electrician: multiple AC compressors cycling all summer, water heaters in every bathroom, pool pumps, landscape lighting, EV chargers increasingly. Circuits and distribution boards specified a decade ago meet demands they were never sized for. Warm switch plates, flickering under AC startup, and breakers that trip on hot afternoons are all sizing symptoms — and a load assessment at the board answers in an hour what guesswork argues about for years.
What DEWA compliance actually protects
Regulations here specify earthing, RCD protection and cable sizing for good reasons: RCDs are the difference between a shock and a fatality, correct earthing is what makes metal appliances safe to touch, and cable sizing is fire prevention. Uncertified work — common in quick handyman wiring — routinely omits all three. It also surfaces at the worst moments: property sales, insurance claims, and DEWA inspections. Certified work costs slightly more once; uncertified work costs more at every subsequent event.
Lighting: plan switching before buying fittings
The most common lighting regret in Dubai villas isn't the fittings — it's the switching. A beautiful room wired as one circuit has two states, bright and off, and no amount of expensive fittings fixes that. Planning circuits and dimming by how the room is used in the evening — task areas, perimeter warmth, feature emphasis — is decided at cable-run stage, cheaply. It's the difference between lighting design and light installation, and it's why we ask about furniture before we quote wiring.
Safety inspections: when they earn their fee
Three moments justify a full inspection with a written report: before buying or renting, when a property is over ten years old and hasn't been inspected in five, and after any period of unpermitted work by previous owners. The report covers earthing continuity, RCD function, board condition and visible cable integrity — an afternoon's work that has repeatedly saved clients from inheriting other people's shortcuts. As due diligence per dirham, little else in property comes close.

Straight answers to the usual questions.
These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.
My power keeps tripping. Is that an emergency?
Are your electricians licensed?
Can you do a safety inspection before I buy or rent?
Do you handle smart-home and outdoor lighting?
Is the price fixed?
Managing property, not just living in one?
Offices, retail, F&B, clinics and residential buildings run on different terms: response times you can hold us to, one account manager across every site, and documentation your inspections will ask for.
- A written SLA with response times by severity
- One named account manager across all your sites
- Consolidated monthly invoicing and reporting
- Quarterly reviews against the numbers, not anecdotes
