Almost every Dubai renovation needs permissions — building management NOCs, community approvals, authority permits for structural, electrical or plumbing changes. Skipping them risks stopped work, fines and problems at resale; handling them late stalls a mobilised site, which is the expensive way to wait. A contractor who prepares and submits approvals as part of the project, before programme dates are promised, is protecting your schedule with paperwork. Ask who files the NOC before you sign anything.
Payments should follow work, never precede it
The renovation horror stories share one structure: money travelled faster than the build. The protective pattern is staged payments tied to completed, inspectable work packages — demolition done, first fix done, and so on — with a final retention held until snagging is cleared. A contractor confident in their delivery accepts that structure readily, because they intend to earn each stage. Resistance to it is information. Where renovation money actually goes
Kitchens and bathrooms dominate budgets because they concentrate every trade — plumbing, electrical, waterproofing, tiling, joinery — in the smallest rooms. Within them, the invisible items are the ones worth paying for: proper waterproofing before tile, correctly sized drainage, quality hinges and runners that survive daily use. Finishes can be upgraded later; substrate work cannot, except by doing the room again. A quote that itemises the invisible work is a quote from someone planning not to be called back.
Living through it: what a controlled site looks like
Occupied renovation is manageable when the site is run for it: work zones sealed with dust barriers, corridors protected, agreed working hours kept, and the site left safe and broom-clean each evening. Ask a prospective contractor how they manage dust and updates; the specificity of the answer predicts your next two months.
Snagging and the last five percent
Projects are remembered by their endings. Formal snagging — a joint walkthrough producing a written defect list, cleared before final payment — is what separates a finished renovation from an abandoned one. Expect paint touch-ups, adjustment of doors and drawers, sealant tidying; the list existing isn't failure, it's process.
