Reactive versus planned: the arithmetic

Reactive maintenance feels cheaper because its costs arrive one emergency at a time. Planned maintenance is cheaper because Dubai's two big failure modes — heat-stressed AC and scale-damaged water systems — are both progressive: caught early they're service items, caught late they're replacements. Across a villa's systems, the planned approach typically costs a fraction of the reactive one over five years, and the difference compounds in August, when emergency demand peaks and every provider's response times stretch.

The pre-summer inspection, itemised

One spring visit answers most of a Dubai property's annual risk: AC serviced and pressure-checked before load, condensate drains flushed, water heater elements and anodes inspected, pumps run and listened to, DB connections checked for heat stress, roof and wet-area waterproofing eyeballed before the humidity arrives. None of it is glamorous; all of it is the difference between a controlled maintenance budget and a summer of surprises. We build AMC schedules around exactly this visit for a reason.

Snagging: the report your developer respects

Handover snagging is leverage that expires. Before you accept a new property, a systematic inspection — every outlet tested, every wet area checked, every finish examined — produces a written, photographed defect list the developer is contractually obliged to address. After acceptance, the same defects become your maintenance budget. The report format matters: developers' snagging teams engage with specific, located, photographed items and deflect vague complaints. That's the report we write.

What a named supervisor changes

The quiet cost of using a different company each time is that nobody accumulates knowledge of your property. Which bathroom's pressure was marginal last year, which AC unit is oldest, what was replaced and when — that history determines good decisions, and with fragmented vendors it lives nowhere. Reading an AMC before signing it

An annual contract is worth exactly what its schedule says. Read for: the number and timing of planned visits; which trades are included; the response-time commitment for emergencies and whether it's in writing; what preferential rates apply to repair work; and how renewal and cancellation operate. The common trap is a low headline price attached to a thin schedule, with everything meaningful billed as extras. A one-page contract that answers those five points beats a glossy brochure that answers none.
