Facility contracts for companies that expect it handled.
Annual maintenance contracts and facilities support for offices, retail, F&B and residential buildings — one accountable partner, an SLA in writing, and a named account manager.
- A written SLA with response times you can hold us to
- One account manager across every trade and site
- Consolidated monthly invoicing and reporting

Signs your current facility contract is not working.
Facility contracts are bought on price and judged on response. These are the symptoms of a contract that is costing more than it saves.
Planned maintenance that has to be requested is reactive maintenance with a monthly fee attached.
For trading premises, response time is revenue. An SLA without stated response times is not an SLA.
A low headline price attached to a thin scope. The comparison that matters is scope line by line, not the annual figure.
Inspections, insurers and audits all ask. Missing documentation becomes a problem at exactly the wrong moment.
Without a named account manager, institutional knowledge of your estate lives nowhere.
Each with its own call-out economics, none seeing the whole building.
A reporting and escalation gap, not a maintenance one — and it is fixable with process.
A contract that renews automatically without a performance conversation is a contract nobody is accountable for.
Every visit, to the same written standard.
Response times, visit schedules and escalation paths agreed in writing — the contract states exactly what you're buying.
One person who knows your sites, your history and your budget cycle. Not a ticket queue.
AC, electrical, plumbing, cleaning and civil works — one vendor to manage instead of six.
Contract clients are reached first, ahead of everyone else, at any site.
Scheduled visits timed to Dubai's calendar — pre-summer AC, water systems, safety inspections — so failures are rare and budgeted.
One monthly invoice across sites and trades, itemised the way your accounts team wants it.
Visit reports, safety certificates and asset registers kept current and available on request.
Performance against the SLA reviewed with you each quarter — with the numbers, not anecdotes.

Business & Facility Contracts, the Xpert Hands way.
Most facility contracts in Dubai are bought on price and regretted on response time. The cheap contract is cheap because nobody senior is assigned to it, and every call-out becomes a negotiation. We write SLAs we intend to be held to, and staff contracts with the same senior people who carry our residential guarantee.
Whether it's one restaurant or a portfolio of buildings, the structure is the same: a named account manager, planned preventive work, documented visits, and a quarterly review where the SLA numbers are on the table.
In practice that means the guarantee is printed on your invoice with the date, the scope of work and the number to call. No proof-of-purchase hunting, no debate about what was agreed — the document in your hand is the agreement. It's a small piece of paper that changes the relationship: we return because we said we would, in writing, not because you argued well.
Four steps. No surprises at any of them.
We walk your premises, review the assets, and understand what keeping them running actually involves.
Scope, schedule, SLA and price — itemised so you can compare it line by line against your current arrangement.
Asset register built, schedules agreed, your team introduced to their account manager.
Scheduled visits, documented work, quarterly SLA reviews. Renewal is asked for, never assumed.
Tell us what you need. Properly.
The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.
Your details go to our booking team and nowhere else. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call — that reaches someone straight away.
- Fixed quote before any work is booked
- No call-out charge for quoting
- 30-day written workmanship guarantee
What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and prepares a written quote — itemised, fixed, and valid whether you book this week or next month. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Overnight messages are answered first thing — if it cannot wait, call instead and a specialist picks up. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.
Senior people on every job — and every commitment in writing.
We won't show you invented star ratings. What we'll show you instead: a fixed quote before work starts, a thirty-day workmanship guarantee you hold in writing, and specialists who put their name on the job. If that standard slips, you have it on paper — not our word for it.

Annual PlansAnnual Maintenance Contracts→Across Dubai, daily
Our teams are positioned across the city through the day, which is how we reach most of the city quickly, from the Palm to Mirdif. If your community isn't listed, call anyway — the list shows where we work most, not the limit of where we go.
For villas and commercial premises
For villas and commercial premises we run annual maintenance contracts with priority response and preferential rates. Ask for an AMC proposal with your quote and we'll price both.
Buying facility services: a procurement short course.
Total cost lives in response times, not day rates
Facility contracts are usually compared on annual price, but the money is decided elsewhere: how fast a leak above a server room gets attended, how often 'included' visits actually occur, and how much reactive work gets invoiced as extras. A contract priced 15% lower that responds in eight hours instead of one is not cheaper — it has moved the cost into your downtime, your tenants' complaints and your own staff's escalation time. Evaluate the SLA first and the price against it, never the reverse.
The SLA checklist that predicts reality
Meaningful SLAs specify severity levels with response times for each; named escalation contacts with phone numbers; planned visit schedules by trade; reporting cadence and format; and remedies when commitments are missed. Vague equivalents — 'priority response', 'regular visits' — are unenforceable by design. The single best predictor of contract satisfaction is whether the provider volunteers measurable commitments in writing before being asked. We do, because we intend to be measured.
Preventive schedules protect budgets, not just buildings
For commercial premises, the argument for planned maintenance is financial predictability. AC failure in a trading restaurant isn't a repair bill; it's lost covers. A pump failure in a residential building is a night of tenant calls. Scheduled preventive work converts those spikes into a known monthly cost, and documented asset registers turn replacement planning from surprise capex into a budget line seen a year out. CFOs approve maintenance contracts for the smoothness, not the wrenches.
Compliance documentation, before you're asked for it
Commercial premises answer to inspections — civil defence, food safety, building management, insurers. Each expects maintenance evidence: service records, safety certificates, test documentation. A provider who keeps these current and hands them over on request removes a category of risk that surfaces at renewals, claims and audits. Ask any prospective contractor to show a sample monthly report and certificate file from an existing client; the ones who can, do so immediately.
Switching providers without a coverage gap
Incumbent inertia keeps many buildings on underperforming contracts because switching feels risky. The managed version is straightforward: a condition audit before takeover documents the estate's true state — so inherited faults are recorded rather than disputed later — and mobilisation runs alongside the outgoing vendor's notice period, so cover never lapses. Executed properly, the switch is invisible to occupants and visible only in the response times. The audit alone is often worth commissioning even before any decision.

Straight answers to the usual questions.
These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.
What kinds of premises do you cover?
How is a contract priced?
What does the SLA actually commit to?
Can you take over from an existing provider mid-year?
Do you handle fit-outs for commercial clients too?
Managing property, not just living in one?
Offices, retail, F&B, clinics and residential buildings run on different terms: response times you can hold us to, one account manager across every site, and documentation your inspections will ask for.
