When to call us

Signs you should call a plumber today.

Water damage is the most expensive kind of small problem a Dubai property can have. These symptoms all get costlier with time, none improve on their own.

A water bill that rose without explanation

Often the first evidence of a concealed leak, long before any stain appears. Worth tracing immediately.

Damp patches or bubbling paint

Water tracking through concrete from a source that may be metres away. Tracing finds it; guessing means unnecessary demolition.

Pressure that has faded gradually

Usually scale narrowing pipes or a failing pump — Dubai water is hard, and this is its most common signature.

Hot water runs out sooner than it used to

A scaled element or a heater approaching the end of its life. At six to eight years, replacement is often the honest answer.

Drains that gurgle or empty slowly

A partial blockage building toward a full one, usually at the worst possible moment.

A smell of sewage after time away

Dried-out traps letting drain gases back into the room. Simple to fix, unpleasant to live with, and often misdiagnosed.

Any tap or cistern that runs continuously

A worn cartridge or valve. Small in isolation, but it runs 24 hours a day onto your bill.

Rust-coloured or cloudy water

Corrosion inside a tank or heater, or disturbed sediment. It needs investigating rather than waiting out.

What's included

Every visit, to the same written standard.

01
Proper diagnosis first

Acoustic and thermal leak tracing before anyone opens a wall. We find the fault, then agree the fix.

02
Pressure and flow testing

Supply pressure measured at the fixtures, not guessed from the street.

03
Heater and pump work

Repair or replacement of water heaters, booster and circulation pumps, with the old unit's fault explained.

04
Drainage clearing

Machine-cleared and camera-checked where needed, so the blockage doesn't return next month.

05
Quality fittings

We fit branded parts with their manufacturer documentation, and leave the packaging so you can see what went in.

06
Clean completion

Work areas protected, tested under pressure, and left as we found them.

07
Written summary

What failed, what we did, and what to keep an eye on.

08
Written work summary

The scope and the work done, in writing, on every visit.

Our standard

Plumbing & Water Systems, the Xpert Hands way.

Water damage is the most expensive kind of small problem a Dubai property can have. A slow leak behind tiling can quietly ruin a floor slab before anyone notices. That is why we insist on tracing before opening anything — exploratory demolition is what you pay a bad plumber for.

Our plumbing leads are licensed and used to working in occupied family homes: dust sheets, shoe covers, and a tidy handover are part of the standard, not a courtesy.

Every job is quoted in writing before work starts and documented in writing when it's done. One accountable team, one number, from first visit to final sign-off.

In practice that means the scope of work, the date and the number to call are printed on your invoice. No debate about what was agreed — the document in your hand is the record. Paperwork sounds unglamorous, but it is what accountability actually looks like: what we quoted, what we did, and how to reach us, all in writing.

How it works

Four steps. No surprises at any of them.

01Describe the fault

Where, what you're seeing, photographs if useful. Two minutes online or a phone call.

02Fixed quote

A senior plumber reviews and confirms the price before attendance.

03Diagnosis and repair

Trace first, then fix — with your approval at each stage.

04Test and document

Pressure-tested and documented before we leave.

Tell us what you need. Properly.

The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.

How we handle your details is set out in our privacy notice. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call between 08:00 and 20:00 — that reaches someone straight away.

  • Fixed quote before any work is booked
  • No call-out charge for quoting
  • Written summary of every completed job

What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and either prepares a written quote — itemised, fixed, and valid whether you book this week or next month — or, where the job needs a look first, arranges a visit and quotes after it. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Messages that arrive overnight are answered first thing in the morning. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.

Worth knowing

Water in a Dubai property: the guide nobody reads until it leaks.

Hard water is the underlying condition

Dubai's supply is desalinated and mineral-hard. Scale narrows pipes, coats heating elements, seizes valves and shortens the life of every appliance that touches hot water. It's why water heaters here fail years earlier than their rated life, why shower pressure fades gradually, and why mixers drip at three years old. The practical responses are simple: service heaters annually, treat scale before it accumulates, and accept that some components are consumables here that would be lifetime parts elsewhere.

Leaks: why tracing beats opening

Most Dubai homes are concrete and tile, which means a leak's visible symptom is often metres from its source — water tracks along slabs and appears at the nearest weak point. Opening walls where the stain is creates mess and only sometimes finds the fault. Acoustic and thermal tracing locates the leak first, so the opening is small, targeted and singular. If a plumber's first proposal involves breaking tiles before diagnosis, the demolition is the product being sold.

Water heaters: the six-year question

A storage heater in Dubai is typically decisive at six to eight years: scale has claimed the element's efficiency, the anode is gone, and the tank is corroding from the inside. Repairs beyond that point are usually money spent delaying an inevitable replacement by months. The honest advice is often replacement — and an honest provider will show you the old unit's state so the decision explains itself. Leaking from the tank body, as opposed to a fitting, is not repairable and is an immediate replacement.

Pressure problems have a hierarchy

Low pressure at one fixture is a blocked aerator or a failing mixer cartridge — minutes to fix. Low pressure everywhere is the building's supply, the pump, or scale in the main line — a diagnosis job, not a parts swap. Fluctuating pressure usually means a pump cycling incorrectly or a failing pressure vessel. The sequence matters because each level has a ten-times-cheaper fix than the next; a provider who measures at the fixtures before proposing anything is doing it in the right order.

The first ten minutes

When water is actively escaping, the order is: isolation valve at the fixture if it has one; the property's main stopcock if it doesn't; then the electrical circuit for that area if water is near wiring; then the phone. Knowing where your stopcock is — genuinely knowing, not assuming — is the difference between a mopped floor and a replaced one. On our first visit to any property we label it, because ten seconds of finding it in a calm moment saves ten minutes of searching in a flooded one.

Before you ask

Straight answers to the usual questions.

These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — between 08:00 and 20:00 a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.

I have water coming through the ceiling. How fast can you come?
Treat it as urgent — call us between 08:00 and 20:00. Urgent faults are prioritised ahead of scheduled work. Shut the supply at the isolation valve if you can.
Can you find a leak without breaking tiles?
Usually, yes. Acoustic and thermal tracing locates most leaks to within centimetres, so any opening is small, targeted and agreed with you first.
Do you install as well as repair?
Yes — heaters, pumps, filtration, full bathroom and kitchen plumbing for renovations.
Is the quote really fixed?
You approve a written price before work begins. Anything extra is priced and approved separately before it happens.
What paperwork do I get?
A fixed written quote before work starts and a written summary of the work when it's done. Parts come with their manufacturer documentation.
