Signs you should book settling-in support.
A move is a hundred small jobs pretending to be one big one. These are the moments where help changes the whole experience.
The only window when a property can be fully inspected and genuinely deep-cleaned. It does not come back.
The first-week list — DEWA, cooling, internet, locks, safety — is faster with someone who has done it many times.
A tradesman on site while you unpack turns a month of evenings into one day.
Faults documented before move-in are the landlord\u2019s. Found in week three, they are yours.
Cleaning, touch-ups and small repairs before check-out routinely return several times their cost in deposit.
Anchoring, safety catches and gates belong in week one, before bookcases are loaded.
A pre-rental inspection is one of the most useful checks a tenant can arrange.
We are the appointed maintenance partner of Seemleius Mobility — the home side can be handled in the same plan.
Every visit, to the same written standard.
The new property checked before you arrive — AC, water, electrics — with a written condition report.
The empty property cleaned to checklist before furniture arrives — the only time everything is reachable.
A tradesman on site while you unpack: assembly, mounting, curtains, the day-one list.
Water heaters, AC settings and DB labelling checked so the first week holds no surprises.
Safety catches, gates and anchoring for tip-risk furniture, fitted on request.
Cleaning, painting and small repairs to hand the old property back deposit-safe.
A single point of contact across every service, synchronised with your move dates.
The scope and the work done, in writing, on every job.

Relocation Support, the Xpert Hands way.
A move is a hundred small jobs pretending to be one big one. The families who settle fastest are the ones whose home was inspected, cleaned and made ready before the first box came through the door.
As the appointed maintenance partner of Seemleius Mobility, we've built our settling-in services around real relocations — international arrivals, tight handover windows, and the first-week list every family recognises.
In practice that means the scope of work, the date and the number to call are printed on your invoice. No debate about what was agreed — the document in your hand is the record. Paperwork sounds unglamorous, but it is what accountability actually looks like: what we quoted, what we did, and how to reach us, all in writing.
Four steps. No surprises at any of them.
Handover and truck day — we plan backwards from both.
Inspection, clean and move-day support priced together, in writing.
Inspection and deep clean completed on the empty property.
Handyman support on the day, and a documented handover after it.
Tell us what you need. Properly.
The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.
How we handle your details is set out in our privacy notice. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call between 08:00 and 20:00 — that reaches someone straight away.
- Fixed quote before any work is booked
- No call-out charge for quoting
- Written summary of every completed job
What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and either prepares a written quote — itemised, fixed, and valid whether you book this week or next month — or, where the job needs a look first, arranges a visit and quotes after it. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Messages that arrive overnight are answered first thing in the morning. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.
Senior people on every job — and every commitment in writing.
We won't show you invented star ratings. What we'll show you instead: a fixed quote before work starts, a documented visit you hold in writing, and specialists who put their name on the job. Everything we agree is on paper — not our word for it.
Appointed maintenance partner to Seemleius Mobility — caring for relocated families' homes from day one. A partnership you can verify, not a badge we bought.
Prefer that we call you?
Leave your details. A specialist — not a call centre — phones you back.
One team, accountable for the whole property.
Each service has its own dedicated page, the same standard, and the same phone number.

We work across Dubai, from the Palm to Mirdif. If your community isn't listed, call anyway — the list shows where we work most, not the limit of where we go.
For villas and commercial premises
For villas and commercial premises we run annual maintenance contracts with scheduled visits and priority response. Ask for an AMC proposal with your quote and we'll price both.
The move and the property work, handled by one team.
Most deposit deductions have nothing to do with the move itself. They are the scuffed wall, the anchor holes where the television hung, the mixer that has dripped for a year — small things, noticed all at once at the final inspection. Putting them right beforehand is normally a far smaller expense than the deductions they invite, and it is work we can do while the move is happening rather than as a separate project you have to organise.
A documented inspection when you take the property and again before you hand it back, photographed and written up. Most end-of-tenancy disputes are really arguments about what the condition was on day one, which a record settles without discussion.
Anchor holes, scuffs, shelf brackets and the marks furniture leaves behind, made good and repainted to match. This is the single most common deduction on a Dubai tenancy, and the cheapest one to prevent.
The dripping mixer, the loose handle, the cracked tile, the light that stopped working months ago. Small faults are quoted in writing and cleared before the inspection rather than after the deduction.
Floor protection, door-frame guards and lift padding as standard. Damage created on move day is damage you pay for twice, so the crews work to protect the property they are carrying furniture through.
Two honest notes. We cannot promise a particular snagging outcome or that a deposit is returned in full — that decision sits with your landlord or agent, never with us. What we can do is hand the property back in a condition that leaves as little as possible to argue about, with the written record and photographs to show for it. And because scope varies with every property, we publish no prices: tell us the property, the move date and what it needs, and the estimate comes back in writing.
Arriving well: the settling-in playbook.
The empty-property window is everything
Between handover and the furniture truck lies the only period when a property can be fully inspected and genuinely deep-cleaned — every floor centimetre, inside every wardrobe, AC grilles with nothing beneath them. Once boxes arrive, that access is gone for years. Sequencing the inspection and clean into that window costs nothing extra and delivers a start no occupied service reproduces. If you control one scheduling decision in a move, make it this one.
Inspect before the boxes hide the evidence
A pre-move inspection answers questions that are expensive later: does every AC unit actually cool, does hot water reach every bathroom, do all outlets work, are there signs of past leaks behind kitchen units? Documented with photographs before move-in, findings are the landlord's or developer's problem. Discovered in week three, they're yours to argue about. The inspection also feeds the deposit conversation at the other end — condition documented at entry is the strongest exit evidence there is.
Unpacking day: the tradesman multiplier
The day the shipment lands is when a hundred small tasks appear at once: beds to assemble, TVs to mount, curtains to hang, the washing machine to connect. A tradesman on site that day — working through the list while you direct boxes — compresses what otherwise becomes a month of evenings into one working day, and the home is functional by night. For families arriving from abroad, it turns the first week from boxes into a working home.
First-week Dubai admin, in order
DEWA connection first — power and water are the gate for everything else. Then AC settings and a cooling check before the first hot night; district-cooling registration where relevant; internet installation booked early, since slots lag demand; and locks changed or rekeyed, which is standard practice on any resale or rental here. Child-safety anchoring for tall furniture belongs in week one too, before bookcases are loaded. It's an unglamorous list that determines whether week one feels managed or chaotic.
Leaving a property deposit-safe
Deposits are lost to the gap between 'fair wear' and a landlord's checkout inspection. The move-out package that protects them: professional cleaning to the level check-out reports expect, paint touch-ups where furniture and frames left marks, small repairs completed rather than deducted at the landlord's rates, and photographs of the handed-back condition. Done in the two days after the truck leaves, it routinely returns multiples of its cost — and ends tenancies without the final argument.

Straight answers to the usual questions.
These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — between 08:00 and 20:00 a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.
How does this work with Seemleius Mobility?
When should the deep clean happen?
Can your handyman be there on unpacking day?
Do you help when we leave a property too?
Can you inspect a property before we commit to it?
Managing property, not just living in one?
Offices, retail, F&B, clinics and residential buildings run on different terms: response times you can hold us to, one account manager across every site, and documentation your inspections will ask for.
- A written SLA with response times by severity
- One named account manager across all your sites
- Consolidated monthly invoicing and reporting
- Quarterly reviews against the numbers, not anecdotes
Ready when you are.
Tell us what the property needs. A specialist replies within fifteen minutes during the day, with a fixed quote in writing or a visit first if the job needs one.
