Ceilings and partitions with the services planned in.
Gypsum ceilings, bulkheads, cove lighting and stud or glass partitions — coordinated with the AC, sprinklers and lighting above them, and with access panels where you will actually need them.
- Services coordinated before boarding
- Access panels planned, not cut later
- Level lines and clean shadow gaps

When a ceiling or partition needs attention.
Ceilings show building problems before anything else does. These are the ones worth acting on.
Water above — usually AC condensate or a wet area. The board is now compromised and the cause is still running.
Framing spacing, fixings or moisture. It will not recover on its own.
The next service means cutting your ceiling. Panels can be retrofitted neatly now.
Movement or inadequate jointing. Filling it again resets the clock without changing anything.
Partition build-up or unsealed junctions. Adding a board rarely fixes it; the build-up does.
Set-out happened after framing. Worth correcting during any refurbishment.
Common and fixable — but confirm the leak is actually resolved before boarding over it.
Partitions moved properly, with services and lighting re-coordinated rather than left stranded.
Every visit, to the same written standard.
AC, ducting, sprinklers and wiring set out before boarding, so nothing has to be cut back open afterwards.
Positioned at FCUs, valves and junctions so servicing is possible without destroying the ceiling.
Laser-set levels, because a ceiling out by a few millimetres reads as wrong along every wall.
Framed, boarded, jointed and finished ready for decoration, with edges kept crisp.
Shadow gaps and coves formed to take the light fittings actually specified.
Built for the use — including insulated build-ups where sound between rooms matters.
Specified and built to the rating a commercial space needs, with the specification recorded.
The build-ups used, access panel locations and areas completed, in writing.

False Ceilings & Partitions, the Xpert Hands way.
The ceiling is the last thing built and the first thing blamed. Most of what goes wrong with one was decided while it was open: a duct that should have been moved, a valve now sealed behind plasterboard, a light position agreed after the framing went up.
So we set out the void before we frame it, and we put the access panels where the engineer will need them rather than where they are least visible.
In practice that means the scope of work, the date and the number to call are printed on your invoice. No debate about what was agreed — the document in your hand is the record. Paperwork sounds unglamorous, but it is what accountability actually looks like: what we quoted, what we did, and how to reach us, all in writing.
Four steps. No surprises at any of them.
What is above the ceiling now — AC, ducts, sprinklers, wiring — and what has to stay reachable.
Levels, bulkhead lines, lighting positions and access panels marked and agreed before framing.
Frame, coordinate, board, joint and finish, with the site protected and cleared each day.
Ready for decoration, with access panel positions recorded for whoever services the AC next.
Tell us what you need. Properly.
The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.
How we handle your details is set out in our privacy notice. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call between 08:00 and 20:00 — that reaches someone straight away.
- Fixed quote before any work is booked
- No call-out charge for quoting
- Written summary of every completed job
What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and either prepares a written quote — itemised, fixed, and valid whether you book this week or next month — or, where the job needs a look first, arranges a visit and quotes after it. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Messages that arrive overnight are answered first thing in the morning. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.
Senior people on every job — and every commitment in writing.
We won't show you invented star ratings. What we'll show you instead: a fixed quote before work starts, a documented visit you hold in writing, and specialists who put their name on the job. Everything we agree is on paper — not our word for it.

What makes a ceiling work.
The void is the real project
Above every gypsum ceiling sits the building's working parts: fan-coil units, condensate lines, ducts, sprinkler pipework and cabling. The ceiling is simply the lid.
Coordinating those first — and deciding what must remain reachable — is what separates a ceiling that lasts from one that gets cut open within the year.
Access panels are not optional
A fan-coil unit needs filter access, coil cleaning and eventually a motor or valve. Sealed behind continuous board, every one of those becomes a cutting and patching job.
Panels cost little at build stage. We would rather argue for one more panel now than be the contractor who sealed your AC in.
Condensate and ceilings do not mix
The most common cause of a ruined gypsum ceiling in this city is an AC condensate line that blocked or came apart in the void above it.
Before boarding, drains get checked and run. It is a small step that protects everything installed beneath it.
Lighting is set out before framing
Cove details, shadow gaps and recessed fittings all need framing built to suit them. Deciding light positions after the frame is up leads to compromises you can see from the sofa.
Bring the lighting choice to the set-out conversation, even in outline. It changes the frame.
Partitions: sound is a build-up, not a board
Privacy between rooms comes from mass, insulation and sealing the junctions — not from the board facing you. A single-skin partition with open junctions transmits conversation clearly.
If acoustics matter, say so early. The difference is in the build-up, which is decided before anything is visible.

Straight answers to the usual questions.
These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — between 08:00 and 20:00 a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.
Why do I need access panels?
Can you repair a ceiling damaged by a leak?
Gypsum or glass partition for an office?
How disruptive is a ceiling installation?
Do commercial ceilings need fire ratings?
Managing property, not just living in one?
Offices, retail, F&B, clinics and residential buildings run on different terms: response times you can hold us to, one account manager across every site, and documentation your inspections will ask for.
- A written SLA with response times by severity
- One named account manager across all your sites
- Consolidated monthly invoicing and reporting
- Quarterly reviews against the numbers, not anecdotes
Ready when you are.
Tell us what the property needs. A specialist replies within fifteen minutes during the day, with a fixed quote in writing or a visit first if the job needs one.
