When to call us

When people call us about a new pool.

These are the situations that bring villa owners to a pool build, and what each one needs thinking about early.

A new villa with an empty garden

The best moment — pool, drainage and landscaping can be designed as one rather than retrofitted around each other.

An existing pool beyond repair

Demolition and rebuild is sometimes cheaper than repeated renovation. The survey tells you which.

A plot with difficult access

Machine access decides method and cost. Worth establishing before designs are drawn.

A community with strict rules

Developer NOC conditions can constrain depth, position and even plant noise. Better known at design stage.

Wanting a plunge or lap pool

Small pools are not simply scaled-down ones; circulation and heating choices change.

Planning a pool with a majlis or pergola

Shared foundations, drainage and lighting are far simpler designed together.

Concern about running costs

Pump sizing, variable-speed equipment and cover choices are decided now, and you live with them for years.

A rooftop or podium location

Structural loading and waterproofing dominate. This needs engineering input before anything else.

Our standard

Swimming Pool Construction, the Xpert Hands way.

A pool is a structure, a hydraulic system and a chemistry problem sharing one hole in your garden. Most of what goes wrong afterwards was decided before the excavator arrived — circulation sized by habit, a plant room squeezed into an awkward corner, levels that fight the surround.

So the design and approvals stage is where we spend the care. It is slower at the start and considerably calmer thereafter.

Every job is quoted in writing before work starts and documented in writing when it's done. One accountable team, one number, from first visit to final sign-off.

In practice that means the scope of work, the date and the number to call are printed on your invoice. No debate about what was agreed — the document in your hand is the record. Paperwork sounds unglamorous, but it is what accountability actually looks like: what we quoted, what we did, and how to reach us, all in writing.

How it works

Four steps. No surprises at any of them.

01Site visit and feasibility

What the plot, the access and the ground will allow — before anyone draws anything.

02Design and approvals

Drawings agreed with you, then submitted for the authority and community approvals required.

03Build

Excavation, shell, plant room, finishes and surround, on a written programme with staged payments.

04Commission and hand over

Filled, balanced, tested and explained, with the documentation pack complete.

Tell us what you need. Properly.

The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.

How we handle your details is set out in our privacy notice. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call between 08:00 and 20:00 — that reaches someone straight away.

  • Fixed quote before any work is booked
  • No call-out charge for quoting
  • Written summary of every completed job

What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and either prepares a written quote — itemised, fixed, and valid whether you book this week or next month — or, where the job needs a look first, arranges a visit and quotes after it. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Messages that arrive overnight are answered first thing in the morning. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.

Worth knowing

Building a pool in Dubai: what decides the outcome.

The paperwork is part of the build

Dubai Municipality approval and, in most communities, a developer or association NOC are prerequisites rather than formalities. Each has drawing requirements, and each has a queue.

Starting excavation while an approval is pending is a genuine risk: work gets stopped, and in the worst cases what has been built has to come out. It is worth the weeks.

Water table decides the method

Much of coastal Dubai sits on ground that holds water. That governs how deep you can reasonably go, how the shell is waterproofed, and whether a hydrostatic relief valve is essential rather than optional.

It also governs the future: a pool built without allowing for groundwater is a pool that cannot safely be drained for maintenance later.

Circulation is sized, not guessed

Turnover — how long the pump takes to move the whole water volume through the filter — is the number behind clear water. Undersize the pump or the pipework and you inherit a chemistry problem no amount of chlorine will fix.

It is also where quiet running comes from. Oversized pumps pushed through narrow pipework are the reason some plant rooms are audible from the majlis.

The plant room deserves a real location

It needs ventilation, drainage, power and enough room for a person to work in. Squeezed behind a wall with no access, every future service visit becomes more expensive and less thorough.

Plan its position with the pool, not after it. The cost difference at build stage is small; the difference over fifteen years of servicing is not.

Levels and drainage around the pool

Water leaving the pool deck has to go somewhere that is not your villa. Falls, drainage channels and the transition into paving or grass are designed at the same time as the shell for that reason.

Get it wrong and you discover it the first time somebody swims energetically, or the first time it rains properly.

Rooftop and podium pools are a structural question first

A pool on a roof or a podium is a large water load on a structure that must be checked for it. The engineering consultant confirms the slab and the supports before any design is drawn, and the waterproofing detail under the shell is the most important drawing in the set.

It also changes the plant room: the equipment cannot sit below the water line without careful design, and access for future maintenance has to be built in. We have seen elegant rooftop pools that no technician can reach. Ours are designed for the visit that happens every week for the life of the pool.

Approvals for rooftop pools are stricter as well: the structural check is part of the submission, and some communities do not permit them at all. We establish that before a design is drawn, because it is a far cheaper place to find out.

Running costs are decided at design

A pool's monthly cost is pumping, heating or cooling, chemicals and water. Every one of those is set by decisions made before the shell is poured: pump sizing and variable speed drives, pipe diameters, the shading and orientation that govern evaporation, and whether a cover is part of the design.

A slightly larger pipe and a properly sized variable-speed pump can reduce the pumping energy of a villa pool substantially over its life, and a cover that is easy to use will actually be used. We show you these trade-offs with the design, not after the first DEWA bill.

The other half of running cost is the plant room itself. A room with ventilation, drainage and space to work in makes every future service visit shorter, and equipment that is easy to reach is equipment that actually gets maintained. We design the room with the same care as the pool.

Building the pool with the villa or the garden

If the villa is being built or extended, the pool belongs in the same programme: the excavation happens while access is open, the plant room is designed into the building, and the drainage of the surround is coordinated with the house rather than fought over later.

If the garden is being landscaped, the same logic applies to paving, coping, planting and lighting. A pool contractor and a landscaper working to two separate drawings is where level changes, puddles and trip hazards come from. One team, one set of levels.

The sequencing also protects the finishes. Excavation, concrete deliveries and the heavy work are done before paving is laid and planting goes in, so nothing that was finished has to be repaired, and the whole property is handed over once rather than in pieces.

Before you ask

Straight answers to the usual questions.

These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — between 08:00 and 20:00 a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.

Do I need approvals for a pool at my villa?
Yes. Dubai Municipality approval is required, and most communities also require a developer or association NOC. We prepare and follow through both; building first and asking later is how pools end up being removed.
Concrete or fibreglass?
Reinforced concrete for anything shaped, stepped or large, because it is built to your garden rather than delivered in a fixed form. Fibreglass can suit small plunge pools with good access. We will tell you honestly which your plot favours.
How long does a pool take to build?
A villa pool is a project of months rather than weeks, and curing times are fixed by chemistry, not by effort. You get the programme in writing, and staged payments that follow completed work.
Can you build the landscaping around it too?
Yes — paving, planting, lighting and the pergola if there is one, by the same team. Pools and surrounds designed separately are where the awkward level changes and drainage problems come from.
What happens if the ground is difficult?
We would rather find that at the assessment than mid-excavation. A high water table, rock or buried services change the method and the cost, and you hear about it before you commit, not after.
Can you build a pool on a roof or a podium?
Where the structure allows it, yes. The engineering consultant checks the slab and supports for the water load first, and the waterproofing and plant-room access are designed before the shape is. If the structure cannot carry a pool safely, we say so at feasibility rather than find out later.
What will the pool cost to run?
That depends on decisions made at design — pump sizing, pipework, shading, whether it is heated or chilled, and whether it has a cover. We walk you through those trade-offs with the drawings so the running cost is a choice rather than a surprise. We do not publish figures because an honest one depends on your pool.
Can the same team look after the pool afterwards?
Yes. The people who commissioned the pool know its equipment, its chemistry history and its quirks, which makes ongoing care simpler. A weekly programme can start the day the pool is handed over, and the documentation from the build goes into the maintenance file.
