Most commercial maintenance contracts in this market are sold on an annual figure attached to a vague schedule. Ours are built the other way round: the schedule is written first and the price follows from it.

What the contract states

Planned visit frequency by trade, response commitments by severity, escalation contacts, reporting cadence, and exactly what falls outside the scope. If a clause cannot be measured, it does not belong in an SLA.

Planned preventive work

Scheduled attendance across HVAC, electrical, plumbing and general fabric, timed to the Dubai calendar — pre-summer load testing being the visit that matters most.

Reactive cover

Contract sites are attended ahead of all other work. Repairs beyond the planned scope are quoted at contract rates and approved before they happen.

Documentation you can produce

Visit reports, asset registers and certificates kept current, because inspections and insurers ask for them at the least convenient moment.

Consolidated billing

One monthly invoice across sites and trades, itemised the way your finance team wants it rather than the way ours finds easiest.

Quarterly review

Performance against the SLA reviewed with you every quarter, with the numbers on the table. Renewal is discussed, never assumed.

Before you ask.

How is a commercial contract priced?
From a site survey and asset review, itemised in writing so you can compare it line by line against your current vendor. Estate size, asset count, visit frequency and response tier are the variables.
Can you take over mid-contract?
Yes. We start with a condition audit so inherited faults are documented rather than disputed later, and we can mobilise alongside an outgoing provider's notice period so cover never lapses.
What is excluded?
Capital replacement, damage from misuse or third parties, and works requiring specialist manufacturer engineers. All of it stated in the contract rather than discovered in an invoice.
