Normal in new build, and cosmetic — but worth documenting during the defects liability period rather than filling yourself.

New gardens need different care from mature ones: irrigation tuning, soil improvement and realistic planting for the first two summers.

Drainage falls in new wet areas

Shower and balcony drainage that does not quite fall correctly is a common new-build defect and much easier to raise before acceptance.

My property is new. Do I need maintenance yet?
