Read the schedule, not the headline
The single most useful thing you can do when comparing contracts is ignore the annual figure until you have read the schedule. How many visits? In which months? Covering which systems? What response time is committed for emergencies, and is it written? Two contracts a thousand dirhams apart frequently differ by twice that in what they actually deliver, and the difference lives entirely in that schedule.
What 'all-inclusive' usually means
No maintenance company can include unlimited parts and repairs at a fixed annual price without either pricing for the worst case or excluding the expensive cases in the terms. Both are legitimate; neither is 'all-inclusive'. The honest structure is planned maintenance included, repairs quoted at preferential rates and approved individually — which is what we do, and why our plan document has an exclusions section rather than a marketing claim.
Timing your plan to the Dubai year
The maintenance calendar here is driven by summer. The most valuable plan starts in late winter or early spring, so the first major visit lands before the heat rather than during it. A plan beginning in June starts by responding to problems; a plan beginning in March starts by preventing them, and the difference shows in the first year's repair spend.
Contracts for landlords and absent owners
If you let the property or spend months outside the UAE, a plan does something a series of call-outs cannot: it puts a scheduled, documented pair of eyes on the property whether or not anyone reports a problem. Tenants under-report faults until they become serious, and empty properties fail quietly. In both cases the visit report is the mechanism — you learn the state of the property on a schedule rather than through an emergency.
Renewal is where you find out
A maintenance relationship reveals itself at renewal. A provider who sends an invoice is treating the contract as an annuity; one who asks for a review meeting is treating it as a service. Ask, at the outset, what the renewal process looks like and whether the contract auto-renews. The answer tells you which kind of company you are about to depend on for a year.
