Water tank cleaning, documented and reported.
Drain, scrub, disinfect and test — carried out to a documented process, with a written report and photographs you can hand to building management.
- Documented cleaning and disinfection process
- Written report with photographs after every clean
- Fixed price agreed before work starts

Signs your tank needs cleaning.
Stored water is out of sight, which is exactly why problems in it go unnoticed until they reach a tap.
Sediment, biofilm or bacterial growth in the tank. It reaches every outlet in the property.
Disturbed sediment. Filters help downstream, but the source is the tank.
Worth investigating water quality before assuming a dermatological cause.
Annual cleaning is the accepted standard here, and what building management and inspections expect.
An open route for dust, insects and contamination into stored drinking water.
You have no record of when it was last cleaned — and inheriting someone else's tank is not worth the assumption.
Debris and disturbance routinely end up in the tank during other trades' work.
A documented clean with photographs is what satisfies that request.
Every visit, to the same written standard.
The tank is emptied and its interior condition assessed and photographed before any cleaning begins.
Accumulated silt vacuumed out — the layer that harbours most of what makes stored water unsafe.
Walls, floor and baffles scrubbed rather than rinsed, which is what actually removes biofilm.
All loosened material flushed out and removed, not redistributed.
Approved disinfectant at the correct concentration and contact time, then thoroughly flushed.
Lid, seals, inlet, outlet and overflow inspected — the routes contamination actually takes.
Post-clean testing so the result is verified rather than assumed.
Before and after images, work carried out and date — the document building management asks for.

Water Tank Cleaning, the Xpert Hands way.
Water tank cleaning is one of the easiest services in Dubai to do badly and invoice anyway, because nobody looks inside afterwards. A tank that has been hosed rather than scrubbed looks identical from the hatch, and the biofilm that matters is still there. That is precisely why we photograph the interior before and after — the report is the product as much as the clean is.
We follow the disinfection process required here, with correct chemical concentrations and contact times rather than an approximate splash. For buildings and villas alike, the resulting documentation is what satisfies management companies, inspections and your own peace of mind about the water your family drinks.
In practice that means the scope of work, the date and the number to call are printed on your invoice. No debate about what was agreed — the document in your hand is the record. Paperwork sounds unglamorous, but it is what accountability actually looks like: what we quoted, what we did, and how to reach us, all in writing.
Four steps. No surprises at any of them.
Type, location, capacity if known, and when it was last cleaned. Photographs help.
Confirmed before booking, including the number of tanks and access requirements.
Drain, scrub, rinse, disinfect and refill — with the supply interruption planned around your day.
Documentation issued the same day, with the scope of work on the invoice.
Tell us what you need. Properly.
The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.
How we handle your details is set out in our privacy notice. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call between 08:00 and 20:00 — that reaches someone straight away.
- Fixed quote before any work is booked
- No call-out charge for quoting
- Written summary of every completed job
What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and either prepares a written quote — itemised, fixed, and valid whether you book this week or next month — or, where the job needs a look first, arranges a visit and quotes after it. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Messages that arrive overnight are answered first thing in the morning. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.
Senior people on every job — and every commitment in writing.
We won't show you invented star ratings. What we'll show you instead: a fixed quote before work starts, a documented visit you hold in writing, and specialists who put their name on the job. Everything we agree is on paper — not our word for it.
Appointed maintenance partner to Seemleius Mobility — caring for relocated families' homes from day one. A partnership you can verify, not a badge we bought.
Prefer that we call you?
Leave your details. A specialist — not a call centre — phones you back.
One team, accountable for the whole property.
Each service has its own dedicated page, the same standard, and the same phone number.

Stored water in Dubai: what owners should know.
Why tanks matter more here
Almost every Dubai property stores water before it reaches a tap, and that storage sits in ambient heat for much of the year. Warmth, sediment and time are the three conditions biological growth needs, and a tank supplies all three quietly. The water arriving at your property is treated to a high standard; what happens between the inlet and your kitchen is entirely a function of how well the tank is maintained.
What sediment actually is
The layer at the bottom of a neglected tank is a mixture of mineral precipitate from hard water, airborne dust that entered through imperfect seals, and organic material. It is not inert. It provides both shelter and food for bacterial growth, which is why vacuum removal of sludge — not just rinsing walls — is the part of the process that most determines the result.
Scrubbing versus rinsing
Biofilm adheres. A hose will not remove it, and a tank that has been rinsed looks clean while remaining contaminated. Mechanical scrubbing of walls, floor and baffles is the step cheap providers skip because it is laborious and invisible in the finished job. Asking for interior photographs before and after is the simplest way for an owner to know which service they bought.
Seals, lids and the route in
Most contamination enters through a route that could have been closed: a cracked lid, a perished seal, an unscreened overflow, or an inspection hatch left unsecured. A proper clean includes checking and reporting on all of them, because cleaning a tank without closing the entry point simply resets a clock that was always going to run down.
Documentation is the deliverable
For villas, the report is reassurance. For buildings and commercial premises, it is compliance evidence that management companies, inspectors and insurers may all ask to see. Either way, the value of the visit outlives the day: a dated record with photographs answers questions that otherwise depend on somebody's memory.

Straight answers to the usual questions.
These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — between 08:00 and 20:00 a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.
How often should tanks be cleaned?
How long does it take and will water be cut off?
Do you provide documentation?
Is the disinfectant safe?
Can you clean underground and rooftop tanks?
Managing property, not just living in one?
Offices, retail, F&B, clinics and residential buildings run on different terms: response times you can hold us to, one account manager across every site, and documentation your inspections will ask for.
- A written SLA with response times by severity
- One named account manager across all your sites
- Consolidated monthly invoicing and reporting
- Quarterly reviews against the numbers, not anecdotes
Ready when you are.
Tell us what the property needs. A specialist replies within fifteen minutes during the day, with a fixed quote in writing or a visit first if the job needs one.
