When to call us

Signs you are ready to start a renovation properly.

Most renovation regret is decided before work begins — in the quote, the drawings and the payment structure.

Quotes vary wildly for the same job

They are pricing different scopes. Comparable quotes need drawings and a written specification first.

A contractor wants a large payment up front

Money travelling ahead of work is the structure behind every renovation horror story.

The kitchen or bathroom is over ten years old

Where every trade concentrates, and where hidden waterproofing and drainage decide the next decade.

You have been quoted without a site visit

A price given without seeing the space is a number that will change once work starts.

Nobody has mentioned approvals

Building management and authority permissions stall mobilised sites — the expensive way to wait.

The layout fights how you actually live

The strongest argument for renovation, and the one finishes alone will never solve.

You are letting or selling next year

Kitchens and bathrooms return the most at valuation, and need lead time to be done well.

Your last project ended in a dispute

Staged payments against completed work and a written snag list are what prevent the repeat.

What's included

Our standard

Fit-Outs & Renovation, the Xpert Hands way.

Renovation horror stories follow a pattern: a vague quote, a disappearing contractor, and a payment schedule that ran ahead of the work. Every part of our process exists to break that pattern — drawings before prices, payments tied to completed stages, and one supervisor who answers for the programme.

Because our trades are in-house, the electrician and the tiler answer to the same person you do. That is the single biggest difference between a fit-out that flows and one that stalls.

Every job carries a 30-day workmanship guarantee, in writing. If something isn't right, one call brings us back — no debate, no charge.

In practice that means the guarantee is printed on your invoice with the date, the scope of work and the number to call. No proof-of-purchase hunting, no debate about what was agreed — the document in your hand is the agreement. It's a small piece of paper that changes the relationship: we return because we said we would, in writing, not because you argued well.

How it works

Four steps. No surprises at any of them.

01Brief and survey

What you want, what the space allows, what it should cost — honestly discussed at the start.

02Design, then a fixed quote

Drawings and materials agreed first; the price is built on them, in writing.

03The build, supervised

One supervisor, sealed zones, weekly reports, staged payments.

04Snag, handover, guarantee

Joint inspection, snags cleared, guarantee issued — then the final payment.

Tell us what you need. Properly.

The more you tell us, the more precise your quote — and the fewer questions we need to ask when we call. Photographs are welcome; so is a one-line summary if that's all you have time for.

Your details go to our booking team and nowhere else. A specialist replies within fifteen minutes during the day, and first thing in the morning if you write overnight. Genuinely urgent? Call — that reaches someone straight away.

  • Fixed quote before any work is booked
  • No call-out charge for quoting
  • 30-day written workmanship guarantee

What happens after you press send: your request lands with our booking team, not a call centre queue. A specialist who actually knows this work reads the details, checks them against your photographs and notes, and prepares a written quote — itemised, fixed, and valid whether you book this week or next month. If anything is unclear they ask before quoting, not after arriving. You'll hear from us by phone or WhatsApp within fifteen minutes during the day. Overnight messages are answered first thing — if it cannot wait, call instead and a specialist picks up. There is no obligation at any point: many clients use the quote to sanity-check another provider's price, and we're comfortable being the benchmark.

Our promise

Senior people on every job — and every commitment in writing.

We won't show you invented star ratings. What we'll show you instead: a fixed quote before work starts, a thirty-day workmanship guarantee you hold in writing, and specialists who put their name on the job. If that standard slips, you have it on paper — not our word for it.

Worth knowing

Renovating in Dubai without the folklore.

Approvals: the paperwork that protects the schedule

Almost every Dubai renovation needs permissions — building management NOCs, community approvals, authority permits for structural, electrical or plumbing changes. Skipping them risks stopped work, fines and problems at resale; handling them late stalls a mobilised site, which is the expensive way to wait. A contractor who prepares and submits approvals as part of the project, before programme dates are promised, is protecting your schedule with paperwork. Ask who files the NOC before you sign anything.

Payments should follow work, never precede it

The renovation horror stories share one structure: money travelled faster than the build. The protective pattern is staged payments tied to completed, inspectable work packages — demolition done, first fix done, and so on — with a final retention held until snagging is cleared. A contractor confident in their delivery accepts that structure readily, because they intend to earn each stage. Resistance to it is information. On projects with design, drawings precede pricing for the same reason: a quote is only fixed if the scope is.

Where renovation money actually goes

Kitchens and bathrooms dominate budgets because they concentrate every trade — plumbing, electrical, waterproofing, tiling, joinery — in the smallest rooms. Within them, the invisible items are the ones worth paying for: proper waterproofing before tile, correctly sized drainage, quality hinges and runners that survive daily use. Finishes can be upgraded later; substrate work cannot, except by doing the room again. A quote that itemises the invisible work is a quote from someone planning not to be called back.

Living through it: what a controlled site looks like

Occupied renovation is manageable when the site is run for it: work zones sealed with dust barriers, corridors protected, agreed working hours kept, and the site left safe and broom-clean each evening. The weekly rhythm matters as much — a progress report with photographs, and a decisions list so your choices arrive before they block the programme rather than after. Ask a prospective contractor how they manage dust and updates; the specificity of the answer predicts your next two months.

Snagging and the last five percent

Projects are remembered by their endings. Formal snagging — a joint walkthrough producing a written defect list, cleared before final payment — is what separates a finished renovation from an abandoned one. Expect paint touch-ups, adjustment of doors and drawers, sealant tidying; the list existing isn't failure, it's process. What matters is that the contractor's money is still on the table while the list is open. That, more than any promise, is why our final payment sits behind the snag list.

Fit-Outs & Renovation in Dubai
Before you ask

Straight answers to the usual questions.

These are the questions our booking team hears most, answered the way we'd answer them on the phone. If yours isn't here, the fastest route is WhatsApp — a specialist replies within minutes, and you'll get a straight answer rather than a sales script. Nothing below is small print; everything stated here is what the written quote and the invoice will say too, because a company that answers plainly before the job is far more likely to behave plainly during it.

How long does a kitchen or bathroom take?
A typical bathroom runs two to three weeks; kitchens three to five, depending on joinery. The written programme states your dates — and payments are tied to progress, not promises.
Can we live in the property during the work?
Usually, yes. Work zones are sealed, corridors protected, and working hours agreed. Full-property renovations are sometimes better done empty; we'll advise honestly.
Who handles building approvals?
We do — building management, community and authority permissions, prepared and submitted as part of the project.
How are payments structured?
Staged against completed work packages, with the final payment held until snagging is cleared. You never pay ahead of the build.
Do you do commercial fit-outs?
Yes — offices and retail, scheduled around your trading, with the same one-team accountability.
For business

Managing property, not just living in one?

Offices, retail, F&B, clinics and residential buildings run on different terms: response times you can hold us to, one account manager across every site, and documentation your inspections will ask for.

  • A written SLA with response times by severity
  • One named account manager across all your sites
  • Consolidated monthly invoicing and reporting
  • Quarterly reviews against the numbers, not anecdotes
